General

We are open Monday through Friday, from 9:00am to 8:00pm.
Saturdays from 9:00 am to 2:00 pm
 
Once we process your reservation the customer service people will contact the guest to prepare their arrival. We will confirm each guest’s arrival time so that we can schedule a property manager to meet you at the rental property.
Our properties do not have a front desk and operate only during regular business hours. Check-in requests outside of our normal business hours must be made in advance through your rental agent.
Guest will need to call the property manager 30 minutes prior to their arrival to confirm their onsite check-in at the property.
Yes, we provide linens towels and beach towels.
If there is a maintenance issue or any other problems during your stay in one of our South Beach Vacation Rentals properties, please contact your property manager or our customer service immediately in order for us to resolve the issue as soon as possible.
Non-emergency situations will be resolved during business hours.
If you are lock out of your property during regular business hours (9 AM – 5 PM) and need a property manager to let you in there is a $25.00 lout out fee. After business hours and on weekends there will be  $75.00 lock out fee.
If possible we will try to accommodate you (if we don’t have other guest checking in that day), or we might be able to find you a different vacation rental in South Beach.
Vacation rentals are not the same as hotels, where you have guest walking in or calling to make reservations for any room at the hotel.
A majority of the vacation condos and homes are privately owned and when a vacation rental is booked and paid for, we send the money to the property owner. If a guest decides to shorten their stay our agency is unable to refund them any amount.
 
The pictures and description are an accurate representation of each vacation rental.
 
Yes, we don’t have an exclusive agreement with the owners we list and manage properties for and ma times they also list their properties on different websites.
Browsing languages are: Spanish and English.
If the property fits our requirements we will be willing to list it after we talk to you and see the property. You can call our customer service number and we will set up an appointment to meet you and see the property.
 
A BBB rating represents the Better Business Bureau’s opinion of a business and it is based on information they have gathered from consumers about the business. They use letter grades from A+ which is the highest to F which is the lowest to rate a business. When they don’t have enough information on a particular business they assign a NR or “No Rating” grade for the business until they have sufficient information to give it a letter grade.

You can easily cancel your subscription by clicking on the unsubscribe link in the email received after subscribing. You can also email our administrator to do it.

Payments

The initial payment is the refundable damage deposit plus 20% of the total rent.
The damage deposit is as follows:
$250.00 for studios
$300.00 for one bedroom apartments
$350.00 for two-bedroom apartments

The balance is due on arrival

 

Tax is 13% (7% goes to the State of Florida, 3% to the Miami-Dade County and 3% to the City of Miami Beach.
South Beach Vacation Rentals charges a fee for each accommodation, it is paid upfront and varies in price depending on the size of the unit. The cleaning fee covers the basic cleaning of our vacation rentals after you check-out. The fee does not include the cleaning of kitchen appliances, pots, pans and cutlery which is considered the responsibility of the renter.
If you leave the vacation rental in poor condition, South Beach Vacation Rentals has the right to charge you an extra cleaning fee from $50.00 to $150.00 depending on the amount of time spent cleaning the rental.
 
For cancellations received at least 30 days before check-in, guest will be refunded the entire amount already paid minus a $75.00 processing fee.
For cancellations received at least 15 days before check-in, guest will be refunded 50% of the amounts already paid.
For cancellations received less than 15 days before check-in, guest will forfeit the entire amount already paid.
We suggest that all guests buy their own trip insurance policy from the company of their choice.
 

Payment can be made by credit card, cashier’s check or cash.

Check-in and Check-out Procedures

Check- in begins at 3 PM.

All efforts are made to have homes ready by check-in time, but we cannot guarantee the exact time of occupancy due to unforeseen circumstances. Housekeeping and all maintenance personnel must provide services between occupancies for every home.

Early check-in is possible if the property is already cleaned and ready at the time of your arrival. 
We have very often arrivals and departures the same day, and when that is the case it is impossible to check-in early. 

Late check-in (after 8 PM) is possible, but we will charge a $50.00 fee
There won't be any check-ins after mignight.

 

If you need to check-in or check-out of our South Beach Vacation Rentals outside of the designated hours, you must request it in advance through your agent or the property manager, and we will try to accommodate you if possible.

Check-out is by 10 AM or earlier.


A late check-out might be possible if we don’t have any other guest checking in the same date and we are able to plan with the cleaning people for a late cleaning that day. If this is the case we will charge an additional fee.

We expect our guest to respect our properties and be careful not to damage anything. The property should be left in the same condition it was at check-in.
